Luxury Villa with Super-yacht Mooring

The property is large enough to accommodate a large, modern, luxury villa and perhaps a number of independent cottages as guest or crew/staff accommodation.

The docks can be rebuilt to any configuration within the existing footprint without any further Planning Approvals. With a water depth of 15 ft. at the docks and a deep-water approach, the docks could be redeveloped to accommodate almost any size of vessel.

2. Small, Boutique Hotel

The existing Mango Beach Inn could be converted to act as a central facility for a small boutique hotel. The existing Planning Approval in Principal on Land Parcel 353 covers 12, two-bed apartments with internal spaces ranging from 1,236 to 1,700 sq. ft. plus extensive terraces with plunge pools, designated “The Harbour Residences”. These apartments could be redesigned as a larger number of mixed single and two-bed hotel units. The original build concept provided for overlapping apartments using the gradient to ground each apartment whilst maintaining unobstructed views from each unit. This resulted in a very efficient use of land, and left significant areas for trees and vegetation.

The original bar and restaurant facilities on the dock could be restored to provide facilities for both residents and visitors.

Discussions with Government indicate that a small hotel in this location, with a minimum of 20 beds, would qualify for registration under the “High-End Boutique Property” section of the St Lucia CIP programme which can provide a portion of low cost development capital.

3. Larger Resort Development

The property is the only practical access route to over 30 acres of buildable land on the north side of the inner Marigot Bay. It has the only opening in the continuous and protected mangrove fringe capable of supporting the movement of construction traffic and materials and could provide the entry/exit point for a future resort. This additional land is available for sale and could create the land base for a substantial resort extending east, north and west of the property – where it would connect directly with the La Bas beach.

Reason for Sale

The present owners, John & Judith Verity have been active in hotel development in Marigot Bay since 2002, including the construction of the Marigot Bay Resort and Marina – originally launched in 2006 as “Discovery at Marigot Bay”. Most of the family members who participated in these developments have now returned to their native UK for employment, medical and education reasons. John and Judith bought the subject properties in 2004 with a view to a follow-on “boutique hotel” development but now, both in their 70’s, have decided to re-join their family in the UK in the not-too-distant future, rather than start another development project in St Lucia.

The Verity family control a St Lucian-based marine and onshore construction company, which can be available to modify the docks, build new onshore structures and use its existing crane barge to transport all construction materials across the Bay to site.

John Verity has maintained his contacts with the Government, Legal and Financial institutions in St Lucia and can be available, if required, to assist with all the local processes necessary to initiate a new development project.
