A Waterfront Property on the North Side of the Inner Marigot Bay

The south-facing property rises from the waterfront to 40 metres above sea level – and totals 1.1 acres. The site is “world-class” with unobstructed views over Marigot Bay – described by Pulitzer Prize-Winning Author, James Michener, as “The most beautiful bay in the Caribbean”.

It is connected directly to the La Bas beach by a board-walk running behind the mangroves.

It is partly developed by Mango Beach Inn, a “plantation-style” stone house built in the 1950’s and presently used as a guest house. The docks hosted the Rainforest Hideaway Restaurant and Bar (until it was closed in May 2017) and Planning Approval in Principle exists for the construction of twelve large apartments on the slope behind Mango Beach Inn.

Property Specifications

Two registered land parcels totaling 1.1 acres – with additional land available to the east, west and north.

Land Parcel 0443B 25: Area 17,284 sq. ft. or 0.4 acres. Waterfront Crown Lease on the “Queen’s Chain”. Originally set at 99-years from 1984, the present lease expires in 2083 but is renewable after the remaining 65 years.

Land Parcel 0443B 353: Area 29,482 sq. ft. or 0.7 acres. This parcel is freehold; “fee simple” in US terms.

Waterfront: The width of the property at the waterfront is 103 feet with a water depth of about 15 feet.

Approaches:
The channel in from Caribbean is very deep west of the beach spit - and across the inner bay it is nowhere less than 15 feet.

Privacy

There is no road to the north side of Marigot Bay – which is served exclusively by boat. The crossing time is under two minutes giving the perfect combination of privacy and easy access to the fully developed service facilities on the south side of the bay - including 7-8 bars and restaurants, the Five Star hotel, spas, a bank, a supermarket, car parks and a full range of marina fuel, berthing and service facilities.

Slope

The average gradient is 20°, rising from sea-level to approximately 40 metres above sea level. The gradient is ideal for construction with the minimum of “cut and fill” and the rise in the property gives stunning views over the Bay from all levels.

Beach

La Bas beach, a safe swimming beach, is located within 200 yards and reached directly from the property in under 2 minutes via a boardwalk along the edge of the mangroves.

Existing Development

Mango Beach Inn – a large stone “plantation-style” house built in the 1950’s with a total internal space of 5,921 square feet, currently used as a Guest House. There are five double bedrooms each with en-suite bathrooms – 2 with separate dressing/bunk rooms. The focal point of the house is the 1,000 sq. ft. “Harbour Room” overlooking the bay, which is presently used as the guest lounge. The house has a large kitchen, laundry, reception area, offices and storage rooms.

Docks – formerly hosting the famous Rainforest Hideaway Restaurant and Bar (Closed May 2017). The docks could easily be reconfigured as a Super-yacht Dock, lying NE/SW – the exact direction of the prevailing trade winds.
